Project Overview

Brookes Geospatial was instructed to carry out a topographic survey in Burnley as part of a detailed boundary analysis for a residential property. Unlike a standard topo survey, this project aimed to produce accurate mapping of all features and elevation data within the site boundaries and then overlay this with Land Registry title plans and OS base mapping to assess the true position of legal boundaries.

Scope of Work

Our role included:

  • A comprehensive topographic survey capturing all physical features, ground levels, and boundaries

  • Procurement of HM Land Registry title plans and OS MasterMap tiles for referencing

  • Overlaying title data onto the survey for analysis of alignment, discrepancies, and potential encroachments

  • Preparation of an extensive 24-page survey report clearly presenting our findings

Survey Methodology

We conducted the fieldwork using Leica GNSS, TS16 Total Station, and traverse methods to establish a robust control network. The entire site was captured in high detail over a 3-day period. In the office, we processed data using AutoCAD and mapping overlays, aligning registered title boundaries with real-world coordinates.

The boundary report included:

  • Referenced survey fix points

  • Itemised site photographs, each cross-referenced to specific locations on the drawing

  • Clear explanation of findings, helping the client understand potential overlaps or shortfalls between title and physical boundaries

Outcome

This survey was completed within five working days, from site to final report delivery. The final package empowered the client to make informed decisions regarding legal boundaries, potential disputes, or future planning applications.
